Pest Control Contract Checklist — Miami–South Florida
What it should state. What's commonly not stated. What to ask before you sign.
You're about to sign a pest control or termite service contract in the Miami–South Florida area. This page lists what a complete one states, the lines that are commonly not stated, and the questions worth asking before your name goes on it.
This is a reading checklist, not advice. Spend Defense doesn't tell you whether to sign — we make sure you've actually seen what's on the page, and what isn't.
What a complete pest control contract states
Target pests — each pest covered, named.
Fees — the initial fee and the recurring fee, with the billing frequency.
Minimum term — how long you are committed, and the renewal terms after it.
Service schedule — how often treatments happen, interior and exterior.
Re-treatment terms — whether call-backs between visits are free, discounted, or charged.
Termite coverage type — for termite contracts: damage repair or retreatment only — stated plainly.
Products used — the treatment products, and any precautions for children or pets.
Cancellation — how to cancel and the notice period.
What's commonly not stated
- Excluded pests — anything not named is excluded by silence — bed bugs, wildlife, or termites are often outside a general plan.
- Damage repair vs. retreatment — the biggest unstated split in termite contracts; "protection" may mean retreatment only.
- Undefined "as needed" visits — re-treatment "as needed" may not say who decides it is needed.
- Price increases at renewal — whether the recurring fee can rise is often missing.
- Licensing in Florida — pest control companies and applicators are licensed at the state level. Ask for the company's license information on the contract and look it up yourself with the Florida agency that issues it.
None of these gaps decide anything by themselves. They're the lines to ask about before you sign, not after.

FAQ
How much does pest control usually cost in the Miami–South Florida area?
We don't price other people's services — cost depends on the pests, the size of the property, service frequency, and the coverage type. What you can check is whether your contract names the pests covered, the fees, the term, and the re-treatment terms. If it doesn't, ask before signing.
What if something on this checklist is missing from my pest control contract?
Ask for it in writing before you sign. A missing pest list or termite coverage type isn't a verdict on the company; it's an unknown in a contract you'll pay into every month. Getting it stated costs nothing and settles it before the first treatment.
Can Spend Defense read my actual pest control contract?
Yes — that's the Quick Check. Send the document and you'll get back what it says, what's not stated, and what to ask, for $4.99 (up to 10 pages). Most pest control agreements, including termite contracts, fit easily within that limit.
