Roofing Quote Checklist — Fort Worth

What it should state. What's commonly not stated. What to ask before you sign.

You're about to sign a roofing quote in the Fort Worth area. This page lists what a complete one states, the lines that are commonly not stated, and the questions worth asking before your name goes on it.

This is a reading checklist, not advice. Spend Defense doesn't tell you whether to sign — we make sure you've actually seen what's on the page, and what isn't.

What a complete roofing quote states

  • The total price — one number for the whole job, not a per-square rate with the math left to you.

  • Tear-off — whether removing the old roof is included, and how many layers are being removed.

  • Materials by name — shingle brand and line, underlayment type, and flashing/drip-edge — named, not just "materials included."

  • Decking terms — what happens if rotted decking is found: the per-sheet price, stated before the roof is open.

  • Permit, cleanup, and disposal — whether permits, dump fees, and nail cleanup are in the total or added later.

  • Ventilation and accessories — ridge vents, turbines, pipe boots: included, replaced, or untouched.

  • Payment schedule — deposit amount, and exactly what event triggers each payment.

  • Two warranties, separately — the manufacturer's material warranty and the roofer's workmanship warranty, with a length for each.

What's commonly not stated

  • Decking replacement price — if the per-sheet cost isn't in the quote, it's negotiated while your roof is open.
  • What "lifetime" warranty means — many material warranties are prorated and require registration; the quote rarely says.
  • Workmanship warranty length — a quote can name a 30-year shingle and a 1-year labor warranty side by side without highlighting either.
  • Who handles satellite dishes, gutters, and skylights — removal, reinstallation, and any damage during the job.
  • Start date and job duration — quotes often state neither, including what happens if weather delays the work.
  • Permit and license details for Fort Worth-area roofing work — whether this job needs a permit depends on the scope and on the city or county it's in, so the quote should say whether one is needed, who pulls it, and whether it's in the total. Licensing for this work is set by Texas and local agencies; ask for the license information on the document and look it up yourself with the issuing agency.

None of these gaps decide anything by themselves. They're the lines to ask about before you sign, not after.

Questions to ask before you sign

  1. “Ask your Fort Worth roofer: is tear-off in this total, and how many layers does it cover?”
  2. “If you find rotted decking, what do I pay per sheet — and can that go in writing?”
  3. “What are the two warranties — material and workmanship — and how long is each?”
  4. “Are the permit, dump fees, and cleanup in this number?”
  5. “What deposit do you need, and what has to be finished before the balance is due?”

FAQ

How much does a new roof usually cost in the Fort Worth area?

We don't price other people's work, and any single number would be a guess — cost depends on roof size, steepness, layers to remove, and the material you choose. What you can control is whether your quote states its own total clearly, line by line. If it doesn't, that's a question to ask before signing.

What if something on this checklist is missing from my roofing quote?

Ask for it in writing before you sign. A missing line — decking price, warranty length, cleanup — isn't a verdict on the roofer; it's an unknown in a contract you're about to be bound by. Getting it stated on the page costs nothing and settles it.

Can Spend Defense read my actual roofing quote?

Yes — that's the Quick Check. Send the document and you'll get back what it says, what's not stated, and what to ask, for $4.99 (up to 10 pages). If your quote is longer, the Document Review ($19) covers up to 25 pages.
