Storage Unit Rental Agreement Checklist

What it should state. What's commonly not stated. What to ask before you sign.

You're about to sign a storage unit rental agreement. This page lists what a complete one states, the lines that are commonly not stated, and the questions worth asking before your name goes on it.

This is a reading checklist, not advice. Spend Defense doesn't tell you whether to sign — we make sure you've actually seen what's on the page, and what isn't.

What a complete storage agreement states

  • Unit and rent — unit number and size, monthly rent, and the due date.

  • Rate lock — how long the rate is fixed, and how much notice is given before an increase.

  • Fees — admin, lock, and late fees, each with an amount.

  • Lien and sale timeline — how many days late before access is blocked, a lien applies, and contents can be sold.

  • Insurance — whether coverage is required, offered by the facility, or must be shown from your own policy.

  • Access hours — gate hours and office hours, and after-hours rules.

  • Prohibited items — what cannot be stored.

  • Move-out notice — how much notice is needed to end the rental.

What's commonly not stated

  • Introductory rate end — a low first-month rate may rise soon after; how soon is often not on the page.
  • Lien timeline in your state — the agreement may refer to state law rather than listing the actual days.
  • Facility insurance limits — protection plans sold by the facility may have low limits and exclusions.
  • Inspection rights — the facility's right to enter or inspect your unit can be broad and easy to miss.

None of these gaps decide anything by themselves. They're the lines to ask about before you sign, not after.

Questions to ask before you sign

  1. “How long is this rate locked, and how much notice will I get before it goes up?”
  2. “How many days late before I lose access, and when could contents be sold?”
  3. “Is insurance required, and what does your protection plan cover?”
  4. “What are the gate hours versus office hours?”
  5. “How much notice do I need to give to move out?”

FAQ

How much does a storage unit usually cost?

We don't price other people's rentals — cost depends on the unit size, location, climate control, and promotions. What you can check is whether your agreement states the rent, how long it is locked, every fee, and the late-payment timeline. If it doesn't, that's a question to ask before signing.

What if something on this checklist is missing from my storage agreement?

Ask for it in writing before you sign. A missing rate-lock period or lien timeline isn't a verdict on the facility; it's an unknown in a contract that controls access to your belongings. Getting it stated costs nothing and settles it before move-in.

Can Spend Defense read my actual storage agreement?

Yes — that's the Quick Check. Send the document and you'll get back what it says, what's not stated, and what to ask, for $4.99 (up to 10 pages). Most storage agreements, including the rules addendum, fit easily within that limit.
