Home Security System Contract Checklist
What it should state. What's commonly not stated. What to ask before you sign.
You're about to sign a home security or alarm monitoring contract. This page lists what a complete one states, the lines that are commonly not stated, and the questions worth asking before your name goes on it.
This is a reading checklist, not advice. Spend Defense doesn't tell you whether to sign — we make sure you've actually seen what's on the page, and what isn't.
What a complete security contract states
Monitoring term — the length in months (for example, 24, 36, or 60) and the start date.
Auto-renewal — whether the contract renews after the term, for how long, and the notice to stop it.
Equipment ownership — owned, leased, or financed separately — stated plainly.
Monthly fee and total — the monthly monitoring fee and the total over the full term.
Installation and equipment cost — what is charged up front and what is included.
Early termination — how much is owed if you cancel early, usually a percentage of the remaining term.
Moving terms — what happens to the equipment and the contract if you move.
Alarm permits and false-alarm fees — who obtains the permit and who pays false-alarm fines.
What's commonly not stated
- Renewal length — an automatic renewal may run for a year or more, not month to month.
- Equipment financing — equipment can be financed under a separate agreement with its own terms.
- Price increases — whether the monthly fee can rise during the term is often unstated.
- Service response times — how fast monitoring or repairs respond is rarely written down.
None of these gaps decide anything by themselves. They're the lines to ask about before you sign, not after.
Questions to ask before you sign
- “How long is the monitoring term, and does it renew automatically?”
- “Do I own, lease, or finance the equipment?”
- “What would I owe if I cancelled early?”
- “What happens to the contract and equipment if I move?”
- “Can the monthly fee go up during the term?”

FAQ
How much does home security monitoring usually cost?
We don't price other people's services — cost depends on equipment, monitoring level, installation, and term length. What you can check is whether your contract states the monthly fee, the total over the term, equipment ownership, and early termination terms. If it doesn't, ask before signing.
What if something on this checklist is missing from my security contract?
Ask for it in writing before you sign. A missing renewal term or equipment-ownership line isn't a verdict on the company; it's an unknown in a contract that can run for years. Getting it stated costs nothing and settles it before installation.
Can Spend Defense read my actual security contract?
Yes — that's the Quick Check. Send the document and you'll get back what it says, what's not stated, and what to ask, for $4.99 (up to 10 pages). Longer agreements with equipment financing attached may need the Document Review ($19).
